Luma Mixed-use project – Los Angeles, California

CLIENT: The South Group

CLIENT GOAL: Make phase 2 of this 3-phase development as sustainable as possible and attractive to the marketplace.

DESIGN RESPONSE: This 19 story, 236 unit loft condominium building sold out before construction was complete. It contains 4 levels of structured parking, 4500 s.f. of retail space, five live/work townhouses and 231 “loft-style” residences, some of which front a shared outdoor terrace.

SUSTAINABLE DESIGN: LUMA is certified LEED Gold, only the second LEED Gold condo building in California (the first being Elleven, only a block away from Luma and completed by the same team). The building, which is composed primarily of glass and concrete, uses high performance glazing and high efficiency heat pumps to achieve significant energy savings. Water usage is minimized through dual flush toilets. Extensive use of regional materials and recycled content help reduce embodied energy in the building. Parking is considerably below city requirements and 95% of construction waste was recycled on the project.
